Old Durham floors reward a careful first pass. Heart pine from that era is soft, figured, and irreplaceable, and an operator in a hurry will leave drum marks that never fully sand out. We start finer than most crews would and take an extra pass instead.

A quartersawn oak dining room with a century of finish build-up, two board replacements where a radiator had been removed, and a client who wanted a deep, non-black walnut tone.
Boards were woven in from salvaged stock, the room sanded through three grits, and four stain blends sampled directly on the floor before the owners chose. Finished in matte to keep the grain readable rather than glossy.

Durham's older housing stock sits over unconditioned crawlspaces, so summer moisture moves straight into the underside of the boards. That uneven wetting is what cups a heart pine floor. Sealing the crawlspace and holding 35 to 55 percent indoors is worth more than any product you can put on top.
