Raleigh is where most of our sanding hours go, and the floors here are unusually varied — 1910 heart pine inside the beltline, 1960s red oak strip in Five Points, and rift white oak in everything built north of I-540 in the last five years.

Refinishing an old Raleigh floor is mostly a question of how much wood is left. Inside the beltline we routinely open up 2 1/4-inch red oak that has already been sanded twice, sometimes with cut nails showing at the ends of boards. That floor can still be saved, but it needs a lighter first grit and a hand at the edger that knows when to stop.
Newer construction has the opposite problem: plenty of wood, but a factory finish that scratched within two years and a homeowner who wants a different color entirely. Those jobs are straightforward sands with the real decision being stain, and we sample on the actual floor before committing.
What Raleigh housing stock means for your floor
Historic Oakwood and Boylan Heights homes are largely heart pine over unheated crawlspaces, which means seasonal movement and gaps that open every January. We flatten and refinish rather than chase gaps closed, and we recommend humidification instead of filler in most cases.
Post-war Five Points, Hayes Barton, and Budleigh homes are typically 2 1/4-inch red oak, often with a layer of 1970s polyurethane that has ambered to orange. Neutralizing that pink-orange cast is the single most common request we get in Raleigh, and it is a stain-blending problem more than a sanding one.
North Hills, Falls River, and Wakefield builds from the 1990s and 2000s tend to be prefinished 3 1/4-inch oak with beveled edges. Sanding those flat removes the bevel, which most owners prefer — but it is a decision worth making deliberately, and we walk through it at the estimate.

Five Points — 1,320 sq ft, orange finish to natural white oak tone
A 1948 red oak floor across the living room, dining room, hall, and two bedrooms, with a 1970s finish that had gone deep orange. The owners wanted the modern pale look without replacing sound wood.
We sanded through three grits to bare oak, then blended a neutralizing stain to pull the pink out of the red oak and finished with two coats of matte water-based. Three working days on site, plus a fourth for the closet and stair landing. The seam where a wall had been removed in the 1990s was rewoven with salvaged boards from a bedroom closet.

Raleigh is where most of our sanding hours go — Oakwood and Five Points inside the beltline, North Hills and Falls River north of it, and Brier Creek out west. We are about 20 minutes from downtown, so estimates and start dates in Raleigh are the easiest ones on our calendar.
Raleigh swings from 70 percent summer humidity to bone-dry winter heating. Boards swell and shrink with it, which is why gaps open every January and close by June. Keeping indoor humidity between 35 and 55 percent year round prevents almost all of the cupping and gapping we get called about.
Estimates in Raleigh are usually available within two or three days, and start dates typically run two to four weeks out depending on the season. Spring and the run-up to the holidays book fastest. Water damage and insurance work get moved to the front of the schedule.
