Dry first, sand second
Sanding a wet floor guarantees a second failure. We take moisture readings across the affected area and the surrounding dry floor and wait until they converge. Depending on the season and the subfloor, that is anywhere from a week to a month.
Once dry, most cupping relaxes on its own. What remains gets sanded flat. Boards only come out where the wood has actually delaminated, blackened through, or lost its bond to the subfloor.
Stains, gaps, and crowning
Grey and black tannin staining can often be sanded through or chemically neutralized. Gaps that opened while the floor was swollen close as humidity normalizes. Crowned boards — sanded too early by someone else — can be re-flattened once fully dry.
Insurance work
We provide itemized written scopes and photo documentation suitable for an adjuster. We do not inflate scopes, and we will tell you when replacement genuinely is the cheaper path.
